This collaboration marks the company's inaugural foray into the Mexican real estate market and coincides with the impending release of its fourth-quarter 2025 financial results.
A Strategic Partnership with Significant Scale
On January 12, 2026, Realty Income unveiled a multi-faceted alliance with GIC, a leading global institutional property investor. The agreement encompasses three primary components designed to fuel growth and diversify funding.
First, the entities have formed a joint venture focused on U.S. industrial logistics properties, committing combined capital exceeding $1.5 billion. This venture will concentrate on developing purpose-built facilities to be leased long-term to investment-grade tenants. Realty Income will retain a majority ownership stake in the acquired assets.
Concurrently, this partnership facilitates Realty Income's debut in Mexico. The company has committed $200 million to acquire logistics properties in Mexico City and Guadalajara, which are already subject to long-term leases with Fortune Global 100 corporations. The real estate firm Hines will serve as the development partner for this expansion.
Furthermore, GIC will act as an anchor investor in Realty Income's first private capital vehicle, the U.S. Core Plus Fund. This move provides the REIT with an additional source of capital beyond public markets.
